Case No. CJ-2016-293 Judge Tim Mills NOTICE OF SHERIFF’S SALE Notice is hereby given that in pursuance of a Special Execution and Order of Sale with Appraisement issued out of the District Court of Pittsburg County, Oklahoma, on February 22nd, 2017, in an action wherein BancFirst, an Oklahoma Banking Corporation, (“BancFirst”) was Plaintiff, and Robert W. Wilson, Jr., John Doe and Jane Doe, were Defendants, commanded me to levy upon and sell with appraisement the following described property in Pittsburg County, Oklahoma, to wit: A TRACT OF LAND IN THE E/2 SE/4 NE/4 OF SECTION 17, TOWNSHIP 4 NORTH, RANGE 14 EAST OF THE INDIAN BASE AND MERIDIAN, PITTSBURG COUNTY, STATE OF OKLAHOMA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT 100 FEET EAST OF THE NORTHWEST CORNER OF THE E/2 SE/4 NE/4 OF SECTION 17; THENCE EAST ALONG AND UPON THE NORTH LINE OF THE E/2 SE/4 NE/4 A DISTANCE OF 65 FEET; THENCE SOUTH AND PARALLEL TO THE WEST LINE OF THE E/2 SE/4 NE/4 OF SAID SECTION A DISTANCE OF 176 FEET; THENCE WEST AND PARALLEL TO THE NORTH LINE OF THE E/2 SE/4 NE/4 OF SAID SECTION A DISTANCE OF 65 FEET; THENCE NORTH AND PARALLEL TO THE WEST LINE OF THE E/2 SE/4 NE/4 OF SAID SECTION A DISTANCE OF 176 FEET TO THE POINT OF BEGINNING AND A 1975 CENTURY MOBILE HOME (SERIAL NUMBER CT1417) INCLUDING ALL FIXTURES The Real Property or its address is commonly known as 84 4th St., Savanna, Oklahoma 74565. To satisfy a judgment and decree of mortgage foreclosure obtained in said Court on February 22, 2017 in favor of BancFirst McAlester against Defendant Robert W. Wilson, Jr., and in rem against the subject real estate and premises herein sued upon, in the sum of $13,128.00 in principal accrued as of December 13, 2016, plus filing costs, a reasonable attorney fee, and other costs advanced by the attorney, plus late charges accrued and accruing, plus advances for taxes, insurance, plus all court costs and future attorneys’ fees incurred with collection of said indebtedness, plus post-judgment interest at the default rate of eight percent (8.00%) or the statutory rate on all amounts whichever is greater from the date of said judgment until paid; I, the Sheriff of Pittsburg County, will on the 13th day of April, 2017, at the hour of 10 o’clock a.m. at the Pittsburg County Courthouse, 115 E. Carl Albert Parkway, McAlester, Oklahoma, offer for sale and sell to the highest bidder for cash, the said property above described, or as much thereof as will satisfy said judgment with interest, costs and attorneys’ fees, said sale to be subject to taxes on said property, if any; the total appraised value of said property being the sum of $8,500.00.
