Notice is hereby given that on the 19th day of October, 2017, at 10 o'clock, A.M., Front Lobby, of the Pittsburg County Courthouse in McAlester, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit: A tract of land in Section Thirty-one (31), Township Seven (7) North, Range Fifteen (15) East of the Indian Baser and Meridian, Pittsburg County, State of Oklahoma, according to the U.S. Government Survey thereof and further described as follows: Beginning at the West quarter corner of said Section Three (3); thence South 89 degrees 52' 32" East along the South line of the North half (N/2) of said section a distance of 2556.98 feet; thence North 0 degrees 04' 12" East a distance of 935.61 feet; thence 89 degrees 52' 32" East a distance of 233.4 feet to the true point of beginning; thence South 89 degrees 52' 32 East a distance of 250.04 feet; thence North 0 degrees 18' 02" East a distance of 932.86 feet; thence North 89 degrees 48' 45" West a distance of 251.0 feet; thence South 0 degrees 14' 30" West a distance of 933.14 feet to the point of beginning; and beginning at the West quarter corner of said Section Thirty-one (31); thence South 89 degrees 52' 32" East along the South line of the North half (N/2) of said Section Thirty-one (31), a distance of 3042.27 feet; thence North 0 degrees 02' 38" West a distance of 935.61 feet to the true point of beginning; thence North 0 degrees 18' 02" East a distance of 932.86 feet; thence South 89 degrees 48' 45" East a distance of 242.45 feet; thence South 0 degrees 12' 36" West a distance of 243.6 feet to the point of beginning, commonly known as 663 Coal Creek Addition Road f/k/a RR2 Box 66X, McAlester, OK 74501 (the "Property") Sale will be made pursuant to a Special Execution and Order of Sale issued out of the office of the Court Clerk in and for Pittsburg County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ-2017-118, entitled LSF9 Master Participation Trust, Plaintiff, vs. Connie Ayers, et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, LSF9 Master Participation Trust, in the sum of $93,982.34 with interest thereon at the rate of 8993% per annum from September 3rd, 2016, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorneys' fee, plus costs, with interest thereon at the same rate, until paid.
