CJ-2014-261 JUDGE MILLS, TIM NOTICE OF SECOND SALE OF LAND UNDER EXECUTION THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Notice is hereby given that on the 14th day of September, 2017, at 10 o'clock, A.M., Front Lobby, of the Pittsburg County Courthouse in McAlester, Oklahoma, the undersigned Sheriff will offer for sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit: A tract of land in the Northeast Quarter (NE/4) of Section Three (3), Township Five (5) North, Range Thirteen (13) East of the Indian Base and Meridian, Pittsburg County, State of Oklahoma, being more particularly described as follows: Commencing at the Northeast Corner of said Section 3, thence South 1 degrees 00'20" East a distance of 1049.75 feet to a point on the South right-of-way line of existing US 270 Highway; thence South 68 degrees 22'53" West along said right-of-way a distance of 568.79 feet to the true point of beginning; thence South 21 degrees 32' 49" East a distance of 910.75 feet; thence South 88 degrees 39' 31" West a distance of 522.13 feet; thence North 21 degrees 32' 49" West a distance of 730.41 feet to a point on the South right-of-way of US 270 Highway; thence North 68 degrees 27' 11" East a distance of 490.00 feet to the true point of beginning, commonly known as 9730 West Hwy 270 a/k/a Route 6, McAlester, OK 74501 (the "Property") Second Alias Sale will be made pursuant to a Special Execution and Order of Second Alias Sale issued out of the office of the Court Clerk in and for Pittsburg County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ-2014-261, entitled Citibank, N.A., not in its individual capacity but solely as Owner Trustee for PMT NPL Financing 2015-1, Substituted Plaintiff, vs Robert Michael Verner; Leslie V. Verner, , et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, Citibank, N.A., not in its individual capacity but solely as Owner Trustee for PMT NPL Financing 2015-1, in the sum of $363,780.33 with interest thereon at the rate of 5.875% per annum from March 1, 2014, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney¹s fee, plus costs, with interest thereon at the same rate, until paid.
